Having reviewed rental applications for many years, we are experienced at screening tenants, reference checking and reviewing rental history to ensure you receive high quality tenants. Given recent legislation severely restricts a landlord's rights to end a tenancy, it is critical now more than ever that we complete the best due diligence at the point of selection. You of course have the final say as to who rents your property.

Avoid unpleasant confrontations

Our key focus at all times is to be the 'voice of fairness and reason' between you and the tenant - our property managers will help ensure that through quality selection, problems with late rent payments or damaged property are either eliminated or kept to an extremely rare occurance. All of our 'Property Managers' either hold or are currently completing a minimum of the 'New Zealand Certificate in Residential Property Management (Level 4)'. 

Tenants prefer and need someone neutral to talk to

If an issue happens with the property, our property managers are accessible to address the problem 7 days a week and our online tenant concierge maintenance notification facility is available 24/7. All of our tenants are also provided with our unique 'Tenants Handbook' which is packed full of helpfull advice and guidance to provide clarity of systems and processes involving  their tenancy.  Due to our collective maintenance over all properties managed, we have a consistently strong and respected position with all of our tradespeople to ensure you get quality and, importantly these days, timely service, and at a fair price.

On time rent  

Our administration and property management Team have a daily structure to ensure your tenants pay their rent and any utility costs on time. Consistent rent monitoring and collection with friendly reminders in a timely manner when need be are critical to a successful tenancy. All tenancy terms and conditions will be legally enforced if payments are not received. It is critical to be firm, fair, and at all times helpful. Often tenants just need help and guidence if they end up in a difficult financial situation.  Early detection, intervention and assistance is key to a positive solution for all.
